It is recommended that we be engaged early in the design process to fully and optimally utilise any required services.
Specifications and details can be prepared that are tailored to the individual project requirements, providing opportunities to reduce costs associated with time and material waste while maximising value for money and maintaining a high-quality standard.
With all building work, the owner of the property (or land) in question is ultimately responsible for complying with the relevant planning rules and building regulations (regardless of the need to apply for planning permission and/or building regulations approval or not).
It is your responsibility for seeking, or not seeking, these permissions. These should be granted before any work begins.
Free initial consultation
Before you decide on whether to proceed with your project, we are happy to meet with you on site for an initial consultation where we will take a brief from you on what you hope to achieve and advise on the best way forward.
This is a free service for sites within an hour’s drive from our Hinckley, Leicestershire office. For sites more than an hour away, we may charge a nominal fee for the travel costs and time involved. If you have a project you would like to discuss, please do not hesitate to contact us to arrange an initial meeting.

Feasibility studies
We offer a feasibility study service if you have a site that you are interested in developing but do not know what you can achieve. This involves initial research into the site, including planning policies for the area and previous planning applications on and around the site. If you do not already have a services plan for the site, we can purchase a plan showing local utilities which may impact on the development. Following on from the initial research we will produce a feasibility drawing to show how the site could be laid out should you decide to proceed to planning stage. Planning Applications
The initial design process normally results in the submission of a planning application to the local authority. The type, size and extent of your project will determine whether a planning application is necessary. As part of our services we offer an initial free consultation (for sites within an hour of Hinckley), during the course of which we will advise you as to whether or not a planning application will be required.
Building Regulations Applications
Most building work requires building regulations approval. We can provide you with a fee quote for producing the detailed building regulations pack and managing the building regulations process. We will liaise with the building control authority and act as Principal Designers for your project.

Principal Designers
(Building Safety Act 2022)
The Building Safety Act 2022 was introduced following the review of the Building Regulations post-Grenfell. Under the act, any project which requires Building Regulations approval, from domestic extensions to high-rise blocks, will require the appointment of a Principal Designer. The Principal Designer is required to ‘plan, manage and monitor the design work during the design phase’, ‘co-ordinate matters relating to the design work’, and ensure that the design complies with all relevant requirements.
As a CIAT registered practice with CIAT registered architectural technologists and ARB registered architects, Hayward Architects are qualified to take on this role for your project.
Principal Designers
(CDM 2015)
Under the Construction (Design & Management) Regulations 2015 (CDM 2015), you are required to appoint a Principal Designer where more than one contractor is likely to be appointed to complete the works.
We can carry out the role of Principal Designers on projects of all types and sizes and have Association of Project Safety (APS) accredited staff.

Measured Building Surveys
We can carry out measured building surveys on all types of buildings to create a 3D model of your existing property.
This is then used to develop the scheme designs to meet your brief.
Full Services & Contract Administration
We can provide full services from inception to completion including Planning, Building Regulations, Construction Drawings, Tendering and Contract Administration through to completion.
Post Building Regulations
Most domestic clients end our appointment after the building regulations are completed and the builder takes over on-site works. If you have a larger project requiring a full tender pack and managing the works on-site, we can discuss your requirements and provide a service and fee tailored to your needs.
Additional services can include the interior design and external setting of the building but can also incorporate studies of its environmental impact, its planning context, and its strategic positioning as part of a wider development strategy. We work closely with external consultants to coordinate these aspects of the overall project.
